Unit purpose

This unit describes the performance outcomes, skills, and knowledge required to market all types of property and businesses for sale.

It includes planning, developing a marketing plan, preparing marketing materials, implementing marketing activities, and reviewing and reporting on marketing plans and activities.

The unit may be included in the licensing requirements for persons engaged in real estate activities in States and Territories where these activities are regulated.

1. Develop a marketing plan for the property.
  • Potential buyer profile and benefits of effectively marketing property for sale are discussed with the seller.
  • Strategies and timeframe for marketing property, including possible marketing activities, are discussed with the seller.
  • The costs of different marketing strategies and activities are discussed with the seller.
  • Marketing plan for the property is prepared and presented to the seller in line with agency practice.
  • Marketing plan, including marketing activities and budget, is agreed with the seller.
2.     Check marketing materials.
  • Marketing materials that reflect agreed property and agency marketing plan are developed within the agreed budget and timeframes.
  • Marketing materials are checked for accuracy and compliance with agency and legislative requirements.
3. Implement marketing activities.
  • Persons involved in marketing property for sale are briefed on their roles and responsibilities to ensure the success of marketing activities.
  • Marketing activities are implemented in line with an agreed marketing plan and budget.
  • Responsibility is assigned for ongoing monitoring of marketing activities.
  • Marketing activities are implemented that comply with agency practice, ethical standards, and legislative requirements.
  • Seller is kept informed of the progress of marketing activities according to agency practice and legislative requirements.
4.     Review and report on marketing activities and plan.
  • Marketing activities and plan are reviewed against the aims and objectives of the marketing plan.
  • Feedback on outcomes of marketing activities is sought using reliable methods and verifiable data according to agency practice.
  • Need for alternative marketing activities, and adjustments to marketing plan are assessed in consultation with relevant people if property proves difficult to sell.
  • The effectiveness of planning and marketing processes is assessed to identify possible improvements in future activities.
  • Costs and timelines are analyzed to evaluate and improve future marketing initiatives.
  • Conclusions are prepared from verifiable evidence and advice is provided on future marketing initiatives.

Assessment overview

General information

  • You may be allowed to undertake another assessment if you do not complete an assessment event. This must be negotiated with your teacher. Should you be unsuccessful in the 2nd attempt, you may need to re-enroll in the unit the following semester.
  • You will receive feedback on each assessment provided it is submitted on or before the agreed due date. Assessments completed after the agreed due date must be submitted directly to the Headteacher. In such cases, you will need to show the cause of why you are making a late submission. If the employability skills associated with the unit include punctuality, the late submission may not be accepted. As soon as you become aware of the circumstances that may prevent submission on time, notify your teacher to request an extension in time.

  • If you disagree with the result given for your assessment task, you may appeal the assessment decision. You should first discuss the assessment result with your teacher. If you are not satisfied with the outcome of that discussion, you can access the appeal process through the campus administration office’s staff.

Assessment event 2 – Present marketing campaign

The property owner was impressed with your presentation and has asked you to design a marketing campaign for it and present it to them for consideration.

This is to be a “Professional Report”

Part A

A marketing campaign is the central planning tool for all marketing strategies. You are to prepare a marketing campaign using the following;

  • The six elements outlined in the unit
  • Buyer profile
  • A sample of marketing & advertising
  • Explain the relative merits of various media including Digital media, the Internet, local papers, open homes.
  • Create a “Marketing Schedule” showing the selling period
  • The marketing schedule must be realistically costed.
  • You are to include how you will review the campaign
  • How the vendor will be informed of the progress of the marketing activities
  • Risk management strategies
  • Marketing strategies could be implemented to keep “Marketing on Track.”
  • The timeframe for marketing property
  • Who will be monitoring the marketing activities?

Part B

You are to create two (2) copies of an advertisement for the newspaper, including photos (one-quarter of the page add and one-half page add, a copy of window display, property sign, and prepare an editorial submission for the property.

The editorial is to be < 750 words

Marking criteria

You must meet the following criteria to complete this assessment task successfully.

Knowledge of marketing activities to comply with agency practice ethical standards and legislative requirements in marketing property for sale.
Knowledge and use of a “Marketing Schedule” including costings
The answer to the editorial must be more incredible than 750 words
Identify Risk management and marketing strategies when creating a marketing campaign
